JCC supervisors address residents at Town Hall Meeting

James City County Board of Supervisors members Jim Icenhour (Jamestown district) and Michael Hipple (Powhatan) recently appeared at Ford’s Colony’s Town Hall Meeting to brief residents on the “State of the County.”

The supervisors are invited each spring to speak on and address audience questions regarding county budgets, taxes, education, development, transportation, security and other subjects of local interest.

Icenhour, a Ford’s Colony resident, detailed the board’s achievements over the past year, including the adoption of the county’s 2045 Comprehensive Plan. Other accomplishments he noted included redistricting to balance the surge in Stonehouse-area growth and the decision to add pre-K space to existing buildings to reduce overcrowding in elementary schools.

Hipple lauded the pending county arrival of the communications company Shentel, from Virginia’s Shenandoah Valley, which will bring customers the option of fiber optic cable and a new choice for phone, TV and internet services.

The supervisors’ comments and the entire meeting can be viewed at this YouTube link.

Ford’s Colony homes continue to sell above asking price

137 Waterton

Demand for Ford’s Colony homes remains strong, and my sales numbers from the first few months of 2022 illustrate exactly how much so.

From January through April, eight of my listings closed in Ford’s Colony – at an average of $32,013 ABOVE asking price. That is an unprecedented statistic for our neighborhood, one of the most popular in the entire area.

Much of that was due to the sale of 137 Waterton, a golf-front home that sold for more than $100,000 above list. However, all but one of the transactions brought either full price or beyond list price.

Following are the homes I sold with their pertinent numbers:

108 Addingtons – 3 BR, 3.1 Bath, 2,854 sq. ft. 5 days on the market. Ask price $559,000, sold price $599,000

115 Westward Ho – 4 BR, 3.1 Bath, 3,450 sq. ft. 5 days on the market. Ask price $619,000, sold price $706,000

116 Leven Links – 4 BR, 2.1 Bath, 2,790 sq. ft. 4 days on the market. Ask price $619,000, sold price $700,000

174 Blackheath* – 3 BR, 3.2 Bath, 3,354 sq. ft. 19 days on the market. Ask price $639,900, sold price 655,000

137 Waterton* – 3 BR, 2.1 Bath, 3,718 sq. ft. 5 days on the market. Ask price $805,000, sold price $911,000

116 Bay Hill* – 4 BR, 3.1 Bath, 4,067 sq. ft. 4 days on the market. Ask price $815,000, sold price $815,000

128 Oak Hollow** – 3 BR, 2.2 Bath, 6,391 sq. ft. 135 days on the market. Ask price $873,000, sold price $840,000

158 Southport – 3 BR, 3.1 Bath, 5,037 sq. ft. 19 days on the market. Ask price $895,000, sold price $895,000

Tight supply continued in 1st quarter

Ford’s Colony Homes sold Jan-March 2022

Statistics for the first quarter of 2022 show 27 closed home sales in Ford’s Colony — at an average sold-to-list price of 101.5 percent. Last year during the first quarter, 30 sales closed at a 98.3 percent sold-to-list price.

  • The average sold price was $681,594. That is dramatically greater than the average of $619,417 for the first quarter last year.
  • Average days on the market — 25 (29 1st Q 2021)
  • Average price per square foot — $194 ($166 1st Q 2021)
  • Average month’s supply of inventory — 0.6

At the end of March, there were only seven active listings in Ford’s Colony. Clearly, it remains a great time to sell your home if you are considering a move.

Nature trail reopens with new entrance

Ford’s Colony has announced the new entrance to the nature trail is now open off of Westbury Hills.

The old entrance near the pond was subject to flood damage and had to be permanently closed. The crosswalk from the leisure trail on Williamsburg West to Westbury Hills makes the new route, which is well-marked, more accessible.

It also is expected to reduce maintenance costs for the nature trail.

Thank you for attending Market Watch

I very much appreciated all the Ford’s Colony neighbors who turned out for my annual seminar to discuss the Ford’s Colony real estate market on Thursday, Feb. 17.

What an outstanding afternoon! We had more than 60 interested folks attend to be updated on current market conditions, trends and statistics — and to ask some really interesting questions.

Bottom line, the supply of Ford’s Colony homes for sale remains tight. But, as my mentor Liz Moore suggested to the room, the hike in interest rates and potentially fewer Covid concerns from sellers — providing them the confidence to list their home — could soften the market by the fall.

That is a good reminder that, if you are in a position to sell your home, there truly has never been a better time to do so. Please get in touch if you’d like a no-obligation review of your home’s current value.

Thank you again, Ford’s Colony.

4th Q and year-end sales figures

My review of the fourth quarter of 2021 shows that 37 homes in Ford’s Colony closed in that time — at an average sold-to-list price of 99.4 percent.

  • Average days on the market for sold homes was 23.9.
  • Average price per square foot was $175
  • Indicative of the ongoing market conditions, there were just six active listings as of Dec. 31.

For the entire year, 199 home sales closed in Ford’s Colony, for an average sold price of $632,182.

As always, contact me if you’re interested in learning the market value of your home, and please consider attending my Market Watch seminar on Feb. 17 at the Ford’s Colony Country Club. If you can attend, please RSVP to deelyn@lizmoore.com by Monday, Feb. 14.

Welcome to Ford’s Colony

I’m very happy to have helped Mike and Barbara Murphy locate their next home — 116 Bay Hill here in Ford’s Colony. The Murphys will be arriving from Northern Virginia in a few weeks to reunite with some very close friends who live across the fairway from them. Isn’t that great? Welcome to the neighborhood, Mike and Barbara!

Signing off on 2021

Ford’s Colony neighbors, I wanted to take a moment to thank you for your faith and support during 2021, another challenging year for us all. We closed 43 listings together in Ford’s Colony this year — or 21 percent of all closings in Ford’s Colony! Your confidence is sincerely appreciated.

As you probably know, the local real estate market mirrored the national one in 2021, in that inventory across the board sat at record low levels. Ford’s Colony was no exception. The community remains in peak demand with all closings sales averaging 99 percent of original list price.

I look forward to the 2022 real estate market! I expect inventory levels to gradually improve as, hopefully, more of a sense of normalcy returns to our everyday lives. Mortgage interest rates are expected to increase; however, they should remain at historically low levels, further continuing the “right time to buy” mentality of most consumers. Home values should level with an increase in inventory. Please contact me if you are considering buying or selling a home next year!

I will go into greater detail during my upcoming annual seminar on the state of the Ford’s Colony market. Please circle it on your calendar and plan to attend — Thursday, Feb. 17 from 2 p.m. to 4 p.m. at the Ford’s Colony Country Club. Please RSVP to Deelyn@LizMoore.com  or Christie@LizMoore.com by Monday, Feb. 14.

Thank you again! I wish you a HAPPY 2022!
