Ford’s Colony “Artists and Artisans Expo” is planned

The Ford’s Colony Activities Committee is sponsoring an “Artists & Artisans Expo” on Feb. 25-26, 2023 to showcase the creative talents of Ford’s Colony residents.

The free event plans to feature homemade paintings, sculpture, woodwork, quilting, jewelry and photography, as well as art produced by the youth of Ford’s Colony.

The committee seeks monetary donations of any amount to ensure this exciting expo is a success. All donors will be highlighted at the event and featured in marketing materials for the expo. Sponsors will also be invited to a “Meet the Artists” reception to be held Sat., Feb. 25.

Checks can be written to the Ford’s Colony HOA — note “Art Expo” in the memo — and be dropped off at the community services building. Event co-chairs Ellen Swan (Ellen.M.Swan@gmail.com) and Ginger Kroncke (BillGinger71@gmail.com) also are available to pick up donations and to answer any questions regarding the expo.

Take the annual residents’ survey

The Ford’s Colony HOA has sent out a link to its annual residents’ satisfaction survey.

The board of directors would like to hear from as many Ford’s Colony residents as it can regarding its performance and areas of improvement that should be addressed moving forward.

The survey is brief and confidential — and more than one person in a household may respond.

The link to the survey is here. Responses are being accepted until Sept. 30. A summary of results will be issued after responses are compiled.

“Talk of Colony” updates Ford’s Colony housing numbers

The September “Talk of the Colony” magazine is out and includes the updated housing figures as provided by the Ford’s Colony Architectural Review Committee.

As of the end of July, Ford’s Colony now includes 2,621 single-family homes. Add in 80 townhomes and the 24 Eaglescliffe condos, it puts total housing units in the community at 2,725.

Additionally, 46 homes were under construction as of July 31, with 20 applications for construction year-to-date.

The latest updates in August Talk of the Colony

The August edition of Talk of the Colony, the HOA publication, is out and among other things includes an interesting column detailing the evolution of information technology in Ford’s Colony.

Upgrading outdated IT platforms across the board is a priority of the HOA, from financial management to field operations and communications and resident engagement. The HOA recognizes the broadening demographics within the community and is adopting new ways and processes to serve a diverse resident base.

It’s worth a few minutes to read and get up to speed on the changes that are underway. An update on the “long-awaited turn lane” off of Longhill Road onto Ford’s Colony Drive is included in the edition as well.

JCC supervisors address residents at Town Hall Meeting

James City County Board of Supervisors members Jim Icenhour (Jamestown district) and Michael Hipple (Powhatan) recently appeared at Ford’s Colony’s Town Hall Meeting to brief residents on the “State of the County.”

The supervisors are invited each spring to speak on and address audience questions regarding county budgets, taxes, education, development, transportation, security and other subjects of local interest.

Icenhour, a Ford’s Colony resident, detailed the board’s achievements over the past year, including the adoption of the county’s 2045 Comprehensive Plan. Other accomplishments he noted included redistricting to balance the surge in Stonehouse-area growth and the decision to add pre-K space to existing buildings to reduce overcrowding in elementary schools.

Hipple lauded the pending county arrival of the communications company Shentel, from Virginia’s Shenandoah Valley, which will bring customers the option of fiber optic cable and a new choice for phone, TV and internet services.

Ford’s Colony homes continue to sell above asking price

Demand for Ford’s Colony homes remains strong, and my sales numbers from the first few months of 2022 illustrate exactly how much so.

From January through April, eight of my listings closed in Ford’s Colony – at an average of $32,013 ABOVE asking price. That is an unprecedented statistic for our neighborhood, one of the most popular in the entire area.

Much of that was due to the sale of 137 Waterton, a golf-front home that sold for more than $100,000 above list. However, all but one of the transactions brought either full price or beyond list price.

Tight supply continued in 1st quarter

Ford’s Colony Homes sold Jan-March 2022

Statistics for the first quarter of 2022 show 27 closed home sales in Ford’s Colony — at an average sold-to-list price of 101.5 percent. Last year during the first quarter, 30 sales closed at a 98.3 percent sold-to-list price.

  • The average sold price was $681,594. That is dramatically greater than the average of $619,417 for the first quarter last year.
  • Average days on the market — 25 (29 1st Q 2021)
  • Average price per square foot — $194 ($166 1st Q 2021)
  • Average month’s supply of inventory — 0.6

At the end of March, there were only seven active listings in Ford’s Colony. Clearly, it remains a great time to sell your home if you are considering a move.

Nature trail reopens with new entrance

Ford’s Colony has announced the new entrance to the nature trail is now open off of Westbury Hills.

The old entrance near the pond was subject to flood damage and had to be permanently closed. The crosswalk from the leisure trail on Williamsburg West to Westbury Hills makes the new route, which is well-marked, more accessible.

It also is expected to reduce maintenance costs for the nature trail.

I very much appreciated all the Ford’s Colony neighbors who turned out for my annual seminar to discuss the Ford’s Colony real estate market on Thursday, Feb. 17.

What an outstanding afternoon! We had more than 60 interested folks attend to be updated on current market conditions, trends and statistics — and to ask some really interesting questions.

Bottom line, the supply of Ford’s Colony homes for sale remains tight. But, as my mentor Liz Moore suggested to the room, the hike in interest rates and potentially fewer Covid concerns from sellers — providing them the confidence to list their home — could soften the market by the fall.

4th Q and year-end sales figures

My review of the fourth quarter of 2021 shows that 37 homes in Ford’s Colony closed in that time — at an average sold-to-list price of 99.4 percent.

  • Average days on the market for sold homes was 23.9.
  • Average price per square foot was $175
  • Indicative of the ongoing market conditions, there were just six active listings as of Dec. 31.

For the entire year, 199 home sales closed in Ford’s Colony, for an average sold price of $632,182.
