Ford’s Colony homes continue to sell above asking price

Demand for Ford’s Colony homes remains strong, and my sales numbers from the first few months of 2022 illustrate exactly how much so.

From January through April, eight of my listings closed in Ford’s Colony – at an average of $32,013 ABOVE asking price. That is an unprecedented statistic for our neighborhood, one of the most popular in the entire area.

Much of that was due to the sale of 137 Waterton, a golf-front home that sold for more than $100,000 above list. However, all but one of the transactions brought either full price or beyond list price.

Following are the homes I sold with their pertinent numbers:

108 Addingtons – 3 BR, 3.1 Bath, 2,854 sq. ft. 5 days on the market. Ask price $559,000, sold price $599,000

115 Westward Ho – 4 BR, 3.1 Bath, 3,450 sq. ft. 5 days on the market. Ask price $619,000, sold price $706,000

116 Leven Links – 4 BR, 2.1 Bath, 2,790 sq. ft. 4 days on the market. Ask price $619,000, sold price $700,000

174 Blackheath* – 3 BR, 3.2 Bath, 3,354 sq. ft. 19 days on the market. Ask price $639,900, sold price 655,000

137 Waterton* – 3 BR, 2.1 Bath, 3,718 sq. ft. 5 days on the market. Ask price $805,000, sold price $911,000

116 Bay Hill* – 4 BR, 3.1 Bath, 4,067 sq. ft. 4 days on the market. Ask price $815,000, sold price $815,000

128 Oak Hollow** – 3 BR, 2.2 Bath, 6,391 sq. ft. 135 days on the market. Ask price $873,000, sold price $840,000

158 Southport – 3 BR, 3.1 Bath, 5,037 sq. ft. 19 days on the market. Ask price $895,000, sold price $895,000
