Tight supply continued in 1st quarter

Ford’s Colony Homes sold Jan-March 2022

Statistics for the first quarter of 2022 show 27 closed home sales in Ford’s Colony — at an average sold-to-list price of 101.5 percent. Last year during the first quarter, 30 sales closed at a 98.3 percent sold-to-list price.

  • The average sold price was $681,594. That is dramatically greater than the average of $619,417 for the first quarter last year.
  • Average days on the market — 25 (29 1st Q 2021)
  • Average price per square foot — $194 ($166 1st Q 2021)
  • Average month’s supply of inventory — 0.6

At the end of March, there were only seven active listings in Ford’s Colony. Clearly, it remains a great time to sell your home if you are considering a move.

Nature trail reopens with new entrance

Ford’s Colony has announced the new entrance to the nature trail is now open off of Westbury Hills.

The old entrance near the pond was subject to flood damage and had to be permanently closed. The crosswalk from the leisure trail on Williamsburg West to Westbury Hills makes the new route, which is well-marked, more accessible.

It also is expected to reduce maintenance costs for the nature trail.
