Market Watch ’23 draws record crowd

I want to say a heartfelt “thank you!” to everyone who turned out for my annual “State of the Ford’s Colony real estate market” event on Thursday at the country club.

We FILLED the room with approximately 70 people who showed up for a lively discussion about sales numbers from 2022, trends in the Ford’s Colony market, the outlook for ’23 and beyond, and other topics. It’s the best attendance we’ve had at one our seminars.

I especially appreciated the thoughtful question-and-answer session that truly demonstrated how engaged Ford’s Colony residents are in their community. It made for a very successful afternoon that I think was made better by our new 4 p.m. start time; we’ve held it earlier in the afternoon in the past, but I think folks appreciated the little later kickoff. If you couldn’t make it this year, I hope to see you next year!

Here are fourth-quarter stats for Ford’s Colony

Listing and sales numbers are in for the fourth quarter of 2022.

In all, 25 sales closed in Ford’s Colony from October through December — 13 fewer than the same period of 2021. The average sold price was $696,498, or 102.3 percent of the original list price.

The largest sale in the fourth quarter was 109 Pinehurst, with a sold price of $1,370,000.

Take advantage of this great energy-saving program

Happy 2023, my friends!

I wanted to take a minute here at the start of this new year to make sure you are aware of a great home energy-saving program that Dominion Energy is offering. Dominion has hired the electrical contractor Puffin Mechanical to do free home-energy assessments, which includes replacing up to 70 of your home’s light bulbs with brand-new energy-efficient LED bulbs — at NO CHARGE.

Sounds amazing, right? It is!

I signed up and Puffin’s technician recently installed 58 LEDs throughout and even outside of our house – including in the ceiling fan of our two-story great room. Monday, I had Puffin come and replace dozens of bulbs in my mother’s house nearby.

We did all of our high can lights, outdoor flood lights and chandeliers, and lamps that had not been converted. If you require more than 70 bulbs and want Puffin to replace them, they will charge you only the cost of the bulbs – $7 for regular or candle bulbs or $12 for flood lights. 

Within one or two weeks, Puffin then follows up with an email report of the work done and includes energy-saving tips for all parts of your home.
